From Cold Callers to Real Estate Virtual Wholesalers

How Egyptians are making thousands of dollars from their couch.

The US real estate field is widely open to welcome anyone who knows how to seize a good opportunity.

No matter where you are in the world, once you understand how the game works, you can start making money fast.

I’ve been in this space for four years, starting as a cold caller generating seller leads, then moving into digital marketing, bringing in buyer leads.

From my home office in Cairo, I’ve helped real estate investors in the US close deals worth thousands of dollars.

That’s my experience.

But many other Egyptians chose to break the mold and not settle for being just employees.

They started competing with their clients…virtually.

And that’s where our story began.

In 2020, an Egyptian call center decided to target real estate wholesalers and realtors in the United States. They identified a clear gap: American cold callers take at least $3,000 per month, and overseas ones who charge lower rates in India and Pakistan, have accents that can easily be noticed over the phone.

So they grasped the chance!

It was COVID, people were selling their homes like crazy. And the demand for high-quality lead gen agencies became very high.

Even though the Philippines was actively offering this service at that time with good quality, the market was hungry for more.

That’s when this Egyptian lead gen machine stepped in, putting Egypt on the map in the cold calling space. Offering services that start at $4 per hour and guarantee 44 seller leads monthly.

They grew very fast and expanded to cover more roles like acquisitions and dispositions, trained so many, and turned newbies into professionals.

It was like a real estate school. Several left after learning from it and went on to launch their own call centers, making millions of EGP.

However, this wasn’t enough for many of them, as they were making their clients much more money while doing most of the work.

So they decided to go even further and started wholesaling businesses that they could run virtually, without any need to have partners in the US.

 

 

So what is real estate wholesaling? Is it really possible to do it from anywhere in the world?

Being a wholesaler is like being a middleman, between the seller and the buyer.

But it requires you to hide your intentions from the first one, because in most cases, they think that you’re an end buyer not someone in between looking to profit from their house, by passing it from them to someone who will actually buy it.

It’s different from what a real estate agent does, because they are not hiding what they actually do from their clients. They agree with them on a commission to be taken after the closing, unlike the wholesaler who takes theirs behind the scenes.

I know, it sounds a bit illegal, but it’s not. You can easily open a wholesale company in many states, and even collaborate with attorneys. It’s 100% legal.

I guess you can see now that this wholesaling thing  isn’t really difficult to do, and you’re right, it just requires a smart person with good sales skills.

And the best part is your location doesn’t matter, especially since having an LLC there is easy for anyone outside the country.

So why don’t those Egyptians jump in and dive into this opportunity?

They did and some loved this business so much that they even emigrated to the US and worked as wholesalers and realtors there.

The rest stayed here on their couches with their laptops making thousands of dollars!

And this is, shortly, the story of how Egyptians turned from just cold callers into real estate pros closing real estate deals in a country they’ve never been to.
